How these statistics are built
Figures come from deed-recorded market sales: refinancings and repossessions are excluded so counts reflect real purchases.
Median prices consider homes with 500-1,400 square feet of structure and recorded prices between $1,000 and $20,000,000, published only when at least 30 qualifying sales exist.
The most recent months are flagged preliminary because deeds reach the registry with a lag; those totals keep rising for weeks.
Samples dominated by a single multi-unit deed are suppressed to avoid distorted medians.
